Situations we can talk through
Six common situations
Tenant-occupied or landlord-owned
Inherited property
Vacant property
Outdated or fixer-style property
Unfinished renovation
Fire, water, repair or cleanup situations
These are examples, not requirements. A situation on this list does not mean a property will receive an offer, and a property outside this list can still be worth a conversation.
How we look at any property
What we consider
For any property, we start with the basics that shape your options:
- The property type and general location in Southern California.
- Its condition, and any repairs or updates still needed.
- Whether it is occupied, vacant or tenant-occupied.
- Who owns it and who has the authority to make decisions about a sale.
- Your timeline and what you hope to accomplish.
- Whether a conventional listing might serve you better.
An honest comparison
When a traditional listing may be the better fit
If your property is in market-ready condition and you are not in a hurry, listing with an agent often reaches the widest group of buyers. A direct purchase by MHT Investments Inc can mean fewer repairs and showings, but the price usually reflects the property’s condition and the buyer’s costs. We would rather tell you if a listing looks like the better route.
