A different kind of sale for properties that don’t fit a standard listing
Some properties sell well on the open market. Others can be easier to move with a different approach. Tell us about yours, and we will review the situation and talk through the options.

A property may need a different kind of sale
A conventional listing is often the right choice. It can be a poor fit when a property needs work, is occupied, or comes with a complicated situation that makes showings, financing or repairs hard. The point of this page is to help you compare your paths, not to push one.
Situations that may fit
These are examples, not requirements. Not every property is a fit.
Tenant-occupied property
Showings and move-outs can be hard to arrange when someone else lives there.
Inherited or estate property
Heirs often want a simpler path for a property they did not plan to own.
Vacant property
Empty homes can carry costs and upkeep while you decide what to do.
Needs repairs or updates
Condition issues can limit buyers who need financing or move-in ready homes.
Deferred maintenance
Years of deferred work can make a conventional listing harder to prepare.
A change in plans
Relocation, a new chapter or a shared property can call for a simpler sale.
Direct purchase vs. conventional listing
Neither path is better for everyone. A direct purchase would be made by MHT Investments Inc for its own account, as a prospective principal buyer and not as your real-estate agent. If a conventional listing seems better and you want brokerage representation, that is a separate relationship through My Key Real Estate, with its own disclosures and a written agreement.
Conventional listing through My Key Real Estate
- Exposes the property to the broad market, which can bring the most buyers.
- Buyers often use financing and may ask for inspections, repairs or credits.
- Usually involves agent commissions and closing costs.
- Timeline and price depend on the market and the buyer.
- Handled under a separate brokerage agreement with My Key Real Estate, with its own disclosures.
Direct purchase by MHT Investments Inc
- May suit properties that need work or have complications.
- Price usually reflects the property’s condition, and is often lower than a fully prepared listing could bring, because the buyer takes on the work, cost and risk.
- May involve fewer showings and repairs.
- Terms vary and are not guaranteed. Ask for costs, fees and timing in writing.
What “as-is” does and doesn’t mean
What it can mean
- You are not asked to repair or renovate before the sale.
- The price reflects the property’s current condition.
What it does not mean
- It does not remove a seller’s disclosure responsibilities. Ask a real estate attorney or agent what applies to your property.
- It does not guarantee a price, a buyer or a closing date.
- It does not mean the property is automatically a fit.
What Flip Side RE can evaluate
When you tell us about a property, we look at the basics that shape your options:
- The property type and general location in Southern California.
- Its condition, and any repairs or updates it may need.
- Whether it is occupied, vacant or tenant-occupied.
- Ownership and who has the authority to sell, such as with an estate.
- Your timeline and what you hope to accomplish.
- Whether a conventional listing might serve you better.
What depends on who is involved
Who would make any offer, and on what terms, depends on the property and the situation. The details are explained in writing before you decide anything.

It depends on the property, your timeline and your goals. A listing can bring more buyers and a higher price in the right situation. A different kind of sale may be easier in others.
