Getting started
Before you share anything
No. It suits some properties and owners and not others. For many homes, a traditional listing is the better route. If a listing looks like the better fit for your property, we will say so.
If a property fits, the purchaser would be MHT Investments Inc, buying for its own account as a prospective principal buyer. Not every property qualifies for a direct purchase. Any proposed terms and required disclosures would be presented to you separately, in writing, before you commit to anything.
No. Flip Side RE is a property-acquisition brand operated by MHT Investments Inc. When MHT Investments Inc evaluates a property for purchase, it is considering it for its own account and is not acting as your real-estate agent in that proposed purchase. Submitting a property does not create a brokerage relationship.
We review what you share and may follow up with questions. Submitting information is not a commitment, and it does not mean you will receive an offer. MHT Investments Inc reviews what you share, and not every submission leads to further steps.
No. Whether a property is a fit depends on its condition, location, occupancy and other factors, and MHT Investments Inc is not required to make an offer. Submitting information does not create an agency relationship or obligate you in any way.
No. Sharing information does not obligate you, and you can stop at any point.
They are connected but different. Flip Side RE is the brand for property acquisitions by MHT Investments Inc. MHT Investments Inc also conducts licensed real-estate brokerage activity under the name My Key Real Estate. A brokerage relationship exists only if you request representation and sign a separate written agreement.
Comparing your options
Listing with an agent or another path
Listing exposes a property to the open market and can reach many buyers, but it usually involves preparation, showings, agent commissions and closing costs, and timing and price depend on the market. A direct purchase by MHT Investments Inc may involve fewer repairs and showings, but the price usually reflects the property’s condition and the buyer’s costs. Neither path is guaranteed.
Possibly, especially if the property is in market-ready condition and you have time. It is worth comparing both options and speaking with a licensed agent about your property.
Generally, the seller is not asked to make repairs before the sale. It does not remove a seller’s disclosure responsibilities. Ask a real estate attorney or your agent what applies to your situation.
Then we will say so. If a traditional sale appears more appropriate and you want brokerage representation, that would be a separate relationship through My Key Real Estate. It would require its own disclosures and a written agreement.
